About the Central San Antonio & Inside Loop 410 area
Central San Antonio and the area inside Loop 410 include downtown-adjacent neighborhoods and the independent cities of Alamo Heights and Terrell Hills (78209), Olmos Park (78212), Castle Hills (78213), Balcones Heights (78201) and Leon Valley (78238 / 78240). This is the oldest housing in the metro, including 1920s-1960s homes, pier-and-beam foundations, and homes that have been renovated several times. Each small city runs its own permitting, separate from the City of San Antonio.
San Antonio has a long cooling season. AC systems run hard from spring into fall, and attic ductwork deals with extreme summer heat, so routine tune-ups, coil cleaning and duct sealing matter more here than in milder climates. CPS Energy serves most of the area; check its current rebate programs before replacing a system. Texas requires air-conditioning and refrigeration contractors to be licensed by TDLR, and you can verify any license number using the TDLR license search.
